Our wonderful year round home/lodge looks more like a NYC contemporary loft literally steps from the water's edge. We are 5 minutes to the Historic City, 22 minutes 2 skiing/snowboarding, 5 miles 2: Wegmans, Wal-Mart CMAC*, Finger Lakes Performing Arts Center*, Canandaigua Lady Boat Ride, NY Kitchens& Culinary Center etc&best of all, the home is 30 ft from the lake. The public hot tub/fitness center access/ski resort is a 15&22 minutes drive from our home respectively. The ski resort ticket is additional. The Fitness Center/Hot Tub is 4 3+ night stays only. The Wine Dinner is available for $135.00 USD pp on Jan 24, 2024 at 6 pm. The price of the dinner is not included in the home rental fee; its an additional cost. Participating is on a first come first served basis.

Do U love sitting by water 15 steps from the house, taking walks looking @ the lake/hiking in nearby hills/parks, visiting wineries, breweries/taking cooking class or perhaps just reading in our cozy nook/playing piano? Our home is ideal. Its 5+ minutes 2 City of Canandaigua by car where U will find 45 restaurants+-, 3 groceries including the famous Wegmans, walking distance to boat rentals and sailing lessons for a fee along with movie & live theater along with a number of outdoor concerts at CMAC (4.5 miles from the house), along w/nearby Sonnenburg Park, Granger Homestead, Water&Alpine Park, bowling, skiing golf, tennis, llama & organic farms etc. Enjoy: Native American festivals, Annual New Maple Syrup Breakfast - reservation needed, Enjoy Skiing/Snowboarding/Alpine Center @ Bristol (22 minutes drive), hiking&museum@Cumming Nature Center, wine tours, romantic dinners in Canandaigua, performing arts center, artists & museum @ Corning Museum Center or venture to Rochester 4 the George Eastman House & Museum, Niagara Falls, Finger Lakes Racetrack 4 gambling, New Year's Eve Party, weekend music&dance party&more! *contract signed 4 use of kayak. Fishing lic needed.

Check-in/out: Sign separate agreement, Text ETA/Gvt ID/license plate once@home b4 key code given. $50/additional hrs except Dec-March.

Boat: Must request for pre-approval $50/nt. No anchoring in private waterfront and no tying boat to our dock since that will ruin dock/retaining wall. Boat launch 3 miles

Cleaning & Repair: I have strict cleaning protocols Please leave kitchen&grill clean/night. We remove charcoal. Excessive cleaning fee is $200+ if we move items back in place/have soiled items. Broken/ruined items charged@twice the cost of repair. Must let repairman in if U report a problem. Kitchen countertop & appliances R washed with clean warm water&mild soap.

*Only use soap&water on a warm damp towel to clean, stove, oven, stainless steel appliances. Dont leave anything on stove when U aren't @ home.

Please separate out small plastic bags from regular trash along w/separating out glass bottles, soda, beer&water containers from regular trash 2.

Dishwasher: please thoroughly wash your dishes, utensils, glasses, pots/pans before sanitizing in the dishwasher.

EV Charger: Some cars just use a 110 outlet. If your car only charges w/110 outlet please ask host B4 use.

Fire pit/chiminea: only real untreated wood, no fire starters/no fuel, no water to extinguish fire unless the chiminea is on fire itself. Leave cover off if needs to be cleaned by us after use. Must be requested in advance after Labor Day&only available if host can put it outside for you. Must be used in between marble tiles. If there is a fire ban, you will get a note either by text, email, VRBO telling U not 2 light a fire. If you light a fire when it is prohibited, your reservation will be cancelled immediately w/o refund & U will have 2 leave the property.

Guests: All day/night guests must B registered on rental site/approved by Host prior to arrival. No drop in guests 2 property. 24 hr Supervision of children&adults needing extra care must B done by family member/paid registered guest over28. If a child/adult needs extra care is found unsupervised, U/UR travel site/I will cancel & no refunds 2 guest 4 early termination. Day guest fee/$100/pp even if not staying overnight&the guest must B registered on VRBO. Guests must follow NY law. Furthermore, do not speak to my neighbors or anyone coming to the home. Please direct the conversation2 me immediately by phone. Your reservation will be immediately terminated without refund if you break this rule.

Home: Single Family Home rents to 1 reservation only. (Great rental for 1-2 families since 3rd bedroom*/Suite B is separated by kitchen/living room floor. Suite A is 1468 sf & Suite b is 334 sf+-. After Labor Day - June 24: Reserving for 4- persons only rents 2 bedrooms (street&2nd level of home). If U want 3rd bedroom, reserve 4 5-7person/pay $200 more/night.

(Free use of tennis racquet, 2 sets of golf clubs (only 1 bag & hand cart, slalom water ski etc (cart/water ski available when host can leave it for U). Swimming at own risk.

Kitchen: Renovated Gourmet kitchen in 2023. We share condiments in the refrigerator. We leave coffee, tea, creamer on counter 2 be made by you.

Laundry: only avail when host is local. If not home: Hire our staff 4 laundry for $ (not on Sundays) or I pay 4 2 normal loads@laundromat/wk 4.5+- miles from home.

Lighting: recommended: keep screens closed so nothing comes in home/no interior lights when open screen doors.

Lessons: Fee 4 Swim, Skiing, Tennis, Sailing, Golf lessons available as arranged.

Nature: Our home is 1 w/nature (w/bees, trees, & anything else U see).

Parking: Pad is 13x27 feet. The parking pad fits 2-4 small cars between home's retaining wall&the road's white line or park 1 Lg car&1 small car. Boat trailers w truck may not fit. In winter, either 1 small truck/SUV or1 small cars will need 2 B parked parallel w/the retaining wall so the snow plow won't hit UR car. Parking is @UR own risk. We've been parking this way for 40 yrs here.

Pet dog fee is $75/nt/pet/srvc dog - arranged in advance 4 UR pet only. 2 of UR own dogs permitted. No puppy's. We offer dog treats, crate, pet bed w/sheet. NO:
Quarantining ur dog in home/outside; crate your dog when you go out of the home.
No Wet dogs in home, No Pets on furniture
Walk Ur dog 2 left of home off property 2 go 2 the bathroom
Clean up after UR dog, Don't use vacant property

Phone: Must keep ur cell phone on in case host needs 2 talk.

Piano (baby grand): tuned once a year. If U want it tuned, add $200 +
enough time 2 get the tuner.

Price: General non-refundable guidance per room or home per night wherein calendar pricing is contracted cost 4 a minimum of 2 persons+fees:

1st 4 people stay in Suite A which is 2 bedrooms (1-4 persons), LR, DR 1.5 bathes. Suite B is a lake level L shaped dorm room which sleeps 3 more. Pictures 19-24 aren't our home but properties closer by. Suite B pictures start @ pic 25&have multiple views of different angles of the beds. Suite A/B are in the same single family house. No sleeping on the living room couch.

Rentals October 15-June 24 4 1-2 persons is only 1 bathroom. If U want the second half bath and/or additional bedroom book for 3+ persons.

Repairs: charge 2x the cost of material&labor paid 2 the host whether or not VRBO insurance pays.

Shoes: We just put in new carpeting and are restricting the use of shoes in the home. please were socks and slippers that U bring. This also alleviates snow/salt/dirt brought into the home.

Trash: remove all trash 2 2 outdoor bins. Put recyclable beverage containers 4 5 cent return in the green trash can outside/return them 4 UR deposit fee. Use plastic bag to the right of the kitchen sink if need more 5 cent return space. Recycle plastic bags. Do not put single use plastic bags in our trash because it’s against NY law.

Terraces: R 15-40+- ft from ground. U accept responsibility 4 UR guests safety. Do not sit

TV/Wifi/Outdoor cameras: Local/Apple TV free (10 cable channels $60 visit/month (not prorated per visit). We use outside security cameras.

Waterfront: Private 2 home. Clear water about 1-5 foot @ retaining wall. 15 stairs down 2 waterfront. 6+additional stairs into water. No large rocks/seaweed. Dock is 4 pedestrians/fishing. Not 4 diving off of/tying a boat 2 because it will ruin dock/retaining wall. Loan water toys near waterfront w scuba mask/fins. Snug life jackets 4 good fit. no visiting boats in waterfront.

TAXI/UBER/LYFT: Private Chauffeur/Rides 2 winerie/airport 4 additional fee.
