The Space:
This classic lakefront residence has a unique combination of a cottage and boathouse with an extra bedroom and half bath. Rock Fern is located one mile from Sunapee Harbor, making it the perfect location for your Lake Sunapee Vacation. The main cottage consists of the kitchen, dining, and living areas on the first floor, with doors to the front porch overlooking the water. There is also a bedroom with a queen bed and a bathroom on the first floor. The upper level consists of three bedrooms and 3/4 baths. Two of the bedrooms, each with a set of twin beds, have walk-out access to a porch overlooking the water. The third bedroom upstairs has one twin bed. The boathouse, just steps away from the main house, has 2 twin beds and a half bath. Outside, you'll enjoy magnificent lake views overlooking Loon Island Lighthouse and Mount Kearsarge from the covered porch. The property also has a sizeable deep-water dock with a ladder and a spot for your boat. The lower portion of the boathouse is not available for use.
