→ This is a two-level townhome with stairs. Bedrooms & bathroom are on the 2nd floor.
→The back area has many levels of decks and a creek in the lower area. It's a beautifully wooded, comfortable place to start or end your day!

We use a keyless entry and we will provide a 4 digit code. The entire space is included in this rental 2 bedroom 1 bath. It's a townhome duplex. It is fully sanitized and super clean. Please, make yourself at home.
We are here for you during your stay, or we can be invisible. It’s up to you. If needed, we're only a phone call/message away. You will be able to self-check-in upon arrival.

Whole Foods in Lakewood is within walking distance and Tom Thumb is about one mile north in the four corner shopping area at Mockingbird & Abrams
I highly recommend using ride-sharing services such a Uber, Lyft or rent a car through Turo.
White Rock Lake and the Dallas Arboretum are a walk or a bike-ride away to the east. A wonderful branch of the White Rock YMCA is a short drive away.

Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
You must agree to ALL of our house rules to stay in our place. Failure to adhere to these rules may result in deductions from your security deposit (or other penalties).
House Rules:
○ No local renters.
○ No Smoking in the home. This includes but is not limited to cigarettes, cigars, marijuana, vaping, etc. An extra cleaning fee of up to $500 will be applied.
○ Only registered guests are allowed on the property at all times. Failure to register guests will incur an Extra Guest fee of $100 per person.
○ No Parties or Events. If guests are found to have had a party or event which results in extra cleaning, guests will be responsible for extra cleaning charges (Up to $1,500), and in the unfortunate event of the disruptions alerting neighbors, POLICE WILL BE CALLED & GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. All guest funds will be forfeited for the entire stay.
○ Guests should not use the premises for illegal activities. Smoking marijuana in Texas is illegal. The authorities will be called, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. All guest funds will be forfeited for the entire stay.
￮ All bookings require a driver's license prior to check-in. No exceptions.
○ No pets allowed without prior written permission.
○ No exception to Check-In and Check-Out times unless discussed with the host 5 days in advance of your stay. A $75 fee will apply for early check-in or late check-out.
○ No eating or drinking in the bedrooms. Please enjoy your meals & snacks in the kitchen or dining area. A $50 cleaning fee will be charged AND guests will be 100% responsible for damaged linens.
○ PLEASE WASH YOUR DISHES after use. If dishes are not washed, a $25 extra cleaning fee will be applied.
○ Do not use the white towels, white hand towels, or white rags to remove make-up. Please use the make-up remover pads or grey charcoal rags provided in the bathroom. There will be an additional charge to replace stained items.
○ If you have a spray-on or self-tanning, please bring your own linen as any linen stained by fake tan will incur extra costs to replace.
○ Quiet time is from 9 pm to 8 am. This is a residential neighborhood with families that have little kids so we ask you not to make noise outside after 9 pm.
○ Guests should dispose of the garbage in provided trash cans.
○ Check-in time is 4 pm.
○ Check-out time is 10 am. $75 late check-out fee will apply.
○ Lastly, because this is a Short-Term Rental, not a hotel, and is also our property, please be respectful and keep it clean before you leave.
